A Catalyst Riverfront Land Release

19 February 2026

Northshore Hamilton is growing with the release of five significant development sites totalling over 6 hectares along one of the city’s most sought‑after riverfront locations.

Located just 6km from the CBD, these mixed‑use zoned sites provide an unprecedented opportunity to deliver new homes, retail, commercial and lifestyle spaces within a thriving precinct along Brisbane’s riverfront.

A Defining Opportunity for Brisbane

The release of these sites is ensuring Northshore Hamilton growth as a vibrant, connected and world‑class urban riverfront precinct. The sites have capacity for:

  • Approximately 3,000 new homes
  • More than 4,000m² of retail and mixed-use spaces
  • Three river and park (future) frontage parcels with sweeping views of the Brisbane River and CBD
  • Fast‑tracked planning approvals through the Northshore Hamilton Priority Development Area

With the Brisbane 2032 Olympic and Paralympic Games approaching, Northshore Hamilton is a key destination in the city’s growth story, supported by major public and private investment, new public spaces, enhanced transport connections and an expanding mix of residential, hospitality and cultural offerings.

A Thriving Riverfront Precinct

The newly announced development sites will be positioned along an upgraded MacArthur Avenue, providing seamless access to future riverfront parklands, ferry terminals, Hamilton’s lifestyle precincts and the broader Australian TradeCoast.

As one of Queensland’s largest riverfront redevelopments, Northshore Hamilton spans 304 hectares and 2.5 kilometres of river frontage. Upon completion, it is expected to deliver:

  • Over 14,000 new homes
  • Approximately 24,500 residents
  • More than $14 billion in economic contribution
  • A dynamic blend of residential, innovation, tourism, cultural and leisure destinations.

These five sites represent a rare opportunity to help define the next chapter of this fast‑growing precinct.

Streamlined Development Pathway

As both the landowner and the planning authority, Economic Development Queensland provides a streamlined approvals pathway through the Priority Development Area framework, enabling certainty for developers and accelerating the delivery of housing, investment and public realm outcomes.

Sites are expected to be development‑ready and fully serviced in early to mid‑2028.
